Any Realtors Out There ?

I'm curious to know how the percentage of what they make off the sale of a home is distributed.  I mean, it's a HUGE amount.  Add onto that the Property Transfer Tax, and it's ridiculous.  On a $400K sale, you're looking at 22,000 BUCKS !!!!  Sheesh !!!

Here in the Bay Area (California)

  Normally a full service realtor ....... its 5% - 6% commission.  Realtors will say commission is negotiable but it usually fall in this range

  The commission is split with his company, with the buyer's realtor and with the buyer's realtors company........therefore each gets 1.5% of the 6%.  If its an exclusive listing the commission (commission may be lower than if its an open listing) is split with the listing agent and the company

I think ours is at 7% for the first hundred grand, and 2 or 3% for all amounts over that.  It seems like an awfully huge amount.  The Property Transfer Tax is worse.  Although the amount is less....what the haitch is THAT for ?  $5500.00 for what, exactly !

 The transfer tax is a means of revenue for the city to balance the budget, like any local tax..........its definitely not the actual direct cost to change the names in the records...........hell! we pay in addition to the transfer tax........sales tax, recording fees, title search and title insurance and escrow fees

Yup....we pay other taxes as well....but the Transfer Tax is so.....inane.   I can see paying a tax on any profit perhaps....but other than that....exactly what are you paying for ?

Look for 1 percent realty or other company like that.. Some companies might be interested in reducing the commission like what 49er said.

Even in our 'Get Realistic' mode....we didn't expect it to be quite so low.  I think it's accurate....I know and trust our realtor....but still.....wow.  It'd be a steal for someone coming from the city I think.

  It's just not time to leave....and I think I'm actually relieved.  I haven't gotten through a day without tears since we start looking at the idea.

I think so too Michel.  Leaving here would be bad enough.....giving it away would be unbearable.
