I'm curious to know how the percentage of what they make off the sale of a home is distributed. I mean, it's a HUGE amount. Add onto that the Property Transfer Tax, and it's ridiculous. On a $400K sale, you're looking at 22,000 BUCKS !!!! Sheesh !!!

Normally a full service realtor ....... its 5% - 6% commission. Realtors will say commission is negotiable but it usually fall in this range
The commission is split with his company, with the buyer's realtor and with the buyer's realtors company........therefore each gets 1.5% of the 6%. If its an exclusive listing the commission (commission may be lower than if its an open listing) is split with the listing agent and the company
I think ours is at 7% for the first hundred grand, and 2 or 3% for all amounts over that. It seems like an awfully huge amount. The Property Transfer Tax is worse. Although the amount is less....what the haitch is THAT for ? $5500.00 for what, exactly !
The transfer tax is a means of revenue for the city to balance the budget, like any local tax..........its definitely not the actual direct cost to change the names in the records...........hell! we pay in addition to the transfer tax........sales tax, recording fees, title search and title insurance and escrow fees
Yup....we pay other taxes as well....but the Transfer Tax is so.....inane. I can see paying a tax on any profit perhaps....but other than that....exactly what are you paying for ?
Look for 1 percent realty or other company like that.. Some companies might be interested in reducing the commission like what 49er said.

Even in our 'Get Realistic' mode....we didn't expect it to be quite so low. I think it's accurate....I know and trust our realtor....but still.....wow. It'd be a steal for someone coming from the city I think.

Having digested this over night, I have to say that although I knew our expected 'evaluation' was probably a little optimistic.....I am a little surprised at how much below the mark we were. Even being, (what we thought) extremely realistic....we came in about 80k less than the realtor's 'realistic'. That's a mighty big gap.

So are you still going to keep your eye out for places you want in case one comes up cheaper than what you expect? Thats what we are doing here, not really actively looking, but keeping an eye peeled and an ear to the ground.

I don't think so Russ. I've never appreciated a failed attempt so much.
I'm not really interested in moving, for movings sake. If it was a move up....or at best, sideways....maybe. Gas savings would have been a little bonus....but mostly I worry about Sawdust travelling during the winter months. Hurtling down the highway in the dark at 120 klicks....with wildlife acting like the highway is their playground. Shudddder. I will just have to rechannel my worries.

Hey, thats what I did and ended up buying a house from a family facing foreclosure. I'm now leasing it back to the family and gave my word that they will have first refusal when I resell when things get better

P.C.- what about keeping your current home and finding a 2nd property closer to work....even if it's something small that you can stay in during the workweek? An investment property.

Canada's mortgage market and income tax system are structured different from ours where it was at one time beneficial for high rollers to be fully leveraged out..........I doubt you will see many foreclosures in your area
